In the following two post entries, we will explain the different types of contracts that are being used in the market. More importantly, we will try to provide you with a better understanding of which contract fits the needs of both hoteliers and spa owners.<\/p>\n<div style=\"text-align: justify;\">\n<p style=\"text-align: left;\"><!--:--><!--:es--><\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\">Debido a la gran variedad de tipos de contratos de gesti\u00f3n que existen, los spas pueden tener problemas a la hora de llevar a cabo una elecci\u00f3n. En las pr\u00f3ximas dos entradas explicaremos los distintos tipos de contratos existentes y cu\u00e1les de ellos proporcionan una soluci\u00f3n ideal para el hotelero o propietario.<\/p>\n<p style=\"text-align: left;\"><!--:--><!--more--><!--:en--><\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>Management contracts for spas and wellness centres<\/strong><\/p>\n<p style=\"text-align: left;\">While some contracts are simple management contracts where the owner carries most of the risk, other are leasing contracts where the spa operator bares the majority of the risk. However, today many owners and operators are testing a risk-sharing model, where both parties &#8220;share&#8221; the risk.<\/p>\n<p style=\"text-align: left;\">The management assistance contract appears to be the most appropriate and lucrative solution. But, what is a management assistance contract? It is an option that allows the hotelier or the spa owner to keep full control over operations while receiving the support of spa management experts who create the conditions to make the spa financially viable. \u00a0This type of contract, which usually lasts between 1.5 and 3 years, is usually shorter than the normal management contract whose duration is around 10 years. However, it is also longer than a standard consulting contract, which in the long-run tends to work out very expensive.<\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>An ideal situation<\/strong><\/p>\n<p style=\"text-align: left;\"><strong> <\/strong>The ideal situation for the spa or hotelier would be that of hiring a top level spa director who has extensive experience in business management as well as technical knowledge of treatments and marketing strategies. It is also imperative that the spa director possesses a global understanding of the importance and complexity of integrating the spa into the hotel\u2019s operations.<\/p>\n<p style=\"text-align: left;\">However, this ideal model has a problem: Most of the profit and loss accounts of the spas cannot sustain the high salary of a spa director of this level. As a result of this, the hotelier has no choice but putting a therapist in charge of the daily management of the spa, which involves tasks such as team planning, placing orders, managing bookings and creating spa packages for the commercial activities of the hotel. What many hoteliers do not keep in mind is that a therapist knows how to give a treatment but not how to run a spa. Therapists are not usually administrative people, a task that may appear simple but that has an important effect on revenues generated.<\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>The common trap: Product house companies &amp; spa equipment suppliers offering complimentary consultancy services<\/strong><\/p>\n<p style=\"text-align: left;\">An emerging trend is cosmetic brand companies or spa equipment suppliers offering consulting services at the operational level as a complimentary add-on service with the intention of selling their products or equipment. In many cases, however, the result is that the spa staff end up with a training limited to the sales and marketing training of the products provided by these companies and leaving out other important aspects of spa management such as yield management, customer service, and human capital management, among others.<\/p>\n<p style=\"text-align: left;\">Now that we have discussed the different types of management contracts, defined the management assistance contract, and talked about the ideal situation and the most common trap in the business, it is time to move to the second entry. In part 2, we will discuss how a management assistance contract can help you and which formula can be mutually beneficial for the hotelier or the owner as well as for the operator.<\/p>\n<p><!--:--><!--:es--><\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>Los contratos de gesti\u00f3n de spas o centros de wellness<\/strong><\/p>\n<p style=\"text-align: left;\"><strong> <\/strong>Mientras algunos contratos son simples contratos de gesti\u00f3n en donde el propietario lleva la mayor parte del riesgo, otros contratos son de alquiler en donde el operador asume la gran parte del riesgo. Sin embargo, en la actualidad muchos propietarios y operadores est\u00e1n probando un modelo de riesgo compartido, donde ambas partes \u201ccomparten\u201d el riesgo.<\/p>\n<p style=\"text-align: left;\">El contrato de gesti\u00f3n guiada suele resultar el modelo m\u00e1s apropiado y m\u00e1s rentable. Pero, \u00bfqu\u00e9 es la gesti\u00f3n guiada? Es una opci\u00f3n donde el hotelero o el propietario tiene todo el control sobre sus operaciones pero cuenta con la ayuda de especialistas en gesti\u00f3n de spas con la finalidad de hacer el spa econ\u00f3micamente viable. Ese tipo de contrato, que normalmente dura entre un a\u00f1o y medio y tres a\u00f1os, tiene una duraci\u00f3n m\u00e1s corta que el contrato de gesti\u00f3n que puede durar hasta 10 a\u00f1os. Sin embargo, dicho contrato es igualmente m\u00e1s largo que un contrato de consultor\u00eda que generalmente incurre en costes muy altos a largo plazo.<\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>Una situaci\u00f3n ideal<\/strong><\/p>\n<p style=\"text-align: left;\"><strong> <\/strong>La situaci\u00f3n ideal ser\u00eda que el spa o el hotel fueran capaces de encontrar un director de spa de alto nivel que tenga una amplia experiencia en gesti\u00f3n empresarial as\u00ed como s\u00f3lidos conocimientos t\u00e9cnicos de los tratamientos y estrategias de marketing. Es imprescindible que el director de spa posea un entendimiento global sobre la importancia y complejidad de la integraci\u00f3n del spa al hotel.<\/p>\n<p style=\"text-align: left;\">No obstante, esta situaci\u00f3n ideal tiene un problema: La mayor\u00eda de las cuentas de resultados de los spas no pueden sostener el alto salario de un director de spa de ese nivel. Como resultado de lo anterior, al hotelero no le queda otra opci\u00f3n que poner a un terapeuta a cargo de la gesti\u00f3n diaria del spa la cual incluye la planificaci\u00f3n del equipo, los pedidos, las reservas y la creaci\u00f3n de paquetes de spa para las actividades comerciales del hotel. Lo que muchos hoteleros no tienen en cuenta es que el terapeuta sabe dar masajes pero no tiene la capacidad para gestionar un spa. Los terapeutas normalmente no son empleados administrativos, una funci\u00f3n que puede parecer sencilla pero que tiene serias repercusiones en la cuenta de resultados de un negocio.<\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n<p style=\"text-align: left;\"><strong>Una trampa com\u00fan: Marcas de casas cosm\u00e9ticas y proveedores de equipos para spa que ofrecen servicios de consultor\u00eda<\/strong><\/p>\n<p style=\"text-align: left;\"><strong> <\/strong>Normalmente las marcas de casas cosm\u00e9ticas o los proveedores de equipos para spa suelen ofrecer de forma gratuita un tipo de asesor\u00eda a nivel operativo con la intenci\u00f3n de vender sus productos o equipos. Sin embargo, en muchos casos lo que se produce es que la formaci\u00f3n del personal queda limitada a un conocimiento de venta y marketing de los productos o equipos suministrados dejando de lado otros aspectos clave como la gesti\u00f3n de rendimiento, atenci\u00f3n al cliente y selecci\u00f3n del personal, entre otros.<\/p>\n<p style=\"text-align: left;\">Dicho lo anterior, en esta primera entrada hemos hablado de los distintos tipos de contratos de gesti\u00f3n existen, hemos definido un contrato de gesti\u00f3n guiada y hemos esbozado la situaci\u00f3n ideal as\u00ed como la trampa m\u00e1s com\u00fan del mercado.
